3600 Spenard is a mixed-use development in the heart of Spenard. It is the first major undertaking by CIHA to reinvent this deteriorating Spenard neighborhood and infuse it with the vibrancy and diversity it deserves for the long term. This complex project provides 33 single bedroom apartments and 2,800sf of prominent ground floor retail space. The units are efficient, yet full with living space and storage, they are full with natural light and enjoy access to great views and fresh air. All apartments are fully equipped with the necessities of modern urban living in a clean and well-crafted design.

The common spaces promote the light and open concept and provide building features - like the projection screen integrated into the south stair tower – that enhances the neighborhood and embraces the idea of doing something new and something full of energy in Spenard.

The building system concept follows the forward thinking design by using a state of the art ground source heat pump system that is coupled with photovoltaic power generation.

The site design sets the scale for the changing neighborhood integrating into the complex infrastructural context of its prominent location on the SW corner of West 36th and Spenard.
